Residential Conveyancing
Whilst we do not carry out fixed fee work, we appreciate that each case is different and the circumstances surrounding any transaction and indeed our clients situation can have an effect on each matter.
The following figures are a guide only and are not intended to be a firm estimate. In the event that a potential client wishes to consider instructing us then we would be happy to speak to him/her in order to ascertain precisely what is involved in each matter and we will then propose a fee basis which will trust will be acceptable.
Residential conveyancing freehold
With regard to the purchase and sales of registered land, we would normally look to charge a lee equivalent to 0.35% of any consideration (subject to a minimum of £750) plus VAT. We do not consider any conveyancing transaction is standard. Different situations arise in respect of a purchase or sale and the personal requirements of clients in addition to financial aspects can affect the work and advice given.
The fee would usually include the following: –
Freehold purchase
- Taking instructions
- Initially advising
- Receiving and advising on draft contracts
- Carrying out searches
- Making appropriate enquiries of seller’s solicitors
- Advising in respect 6f documentation received
- Exchanging contracts arid agreeing completion date
- Dealing with final searches and completing purchase, including the obtaining of Stamp Duty Land Tax, and applying for registration at the Land Registry
The above fees do not include and work in connection with dealing with and mortgage. This is dealt with below.
Freehold sale
The lee would usually include the following: –
- Taking instructions and giving initial advice
- Obtaining copies of title deeds from HM Land Registry
- Liaising and preparing property information forms
- Submitting draft contract
- Exchanging contracts
- Arranging and attending completion.
The above fees do not include any work in connection with dealing with redemption of agreement.
In the event that the land is unregistered our fees would depend upon the complexity of the unregistered title and may be dealt with on an hourly rate please see below.
Residential conveyancing leasehold
With regard to purchase and sales of existing leasehold properties would normally look to charge a free equivalent to 0.45% of any consideration (subject to a minimum £1000) plus vat.
Our fees in connection with the grant of a lease would depend upon the term and nature of the transaction.
Each Leasehold sale or purchase is different as the terms of any Lease are not standard. Different situations arise in respect of a purchase or a sale and can include obtaining the Landlords consul far any transfer.

There may be additional fees if Landlords consent to the Transfer is required depending upon what the requirements.
Leasehold sale
The fee would usually include the following: –
- Taking instructions and giving initial advice

- Liaising and preparing property information forms, leasehold information form and Landlords Managing Agents information forms
- Submitting draft contract Exchanging contracts
- After ranging and attending
The above fees do not include any work in connection with dealing with any additional work. There may be additional fees if Landlords consent to the Transfer is required depending upon what the requirements are.

MORTGAGES/RE MORTGAGES
Our fees would normally be in the region of.35% of the mortgage amount but in the event that there is a linked purchase then depending on the Lender and the terms of the loan the fee may be included in the fee for the purchase of the freehold/leasehold property.
If a conveyancing transaction does not complete or becomes abortive then we charge a pro-rata fee.
In addition to our fees there can be disbursements such as Local Authority, Water Search, and other fees in relation to a purchase (depending upon the local authorities concerned). Land Registry fees on registering a purchase and Stamp Duty Land Tax. For further information of these disbursements, we suggest you contact us to let us know exactly the proposed terms of the conveyancing transaction and then we can let you know the appropriate figures.

The fees quoted above are for the professional services provided by, and do not include the cost of any application fees that are payable to the Home Office or to the relevant British High Commission in the case of overseas applications or to the Court.
In the case of applications for which a fee has not been given, we will agree a fee with you before we begin any work.
Further, in cases where it is apparent at the outset, or becomes apparent after we have started work on your matter, that we will need to do more work than would ordinarily be the case because of complications or for any other reason, we reserve the right to charge a higher fee than quoted above. We will advise you in writing of the reason why we feel more work will need to be carried out, and the amount of the extra fees we propose to charge.

Employment Cases for Employees
Our fees for the initial work, which will be an assessment of the merits of your case together with drafting and submitting the Employment Tribunal Claim form. After receiving a response from your employer we work on a NO WIN NO FEE basis which will mean that we will only charge you if you win the case and that would be 33% plus VAT of any compensation that you may be awarded. Our prices does not include any costs for experts for your barrister’s fees, which will need to pay. If your case does not have merit for NO WIN NO FEE arrangement, we will discuss with you how much our costs will be. We estimate our costs on a private basis to be in the region of £5,000.00 to £25,500.00.

For Landlords in Residential Possession Cases
- Service of Statutory Notice £300 + VAT per notice (personal service additional cost. Drafting and service of the necessary statutory notices together with merit advice.
- S21 Accelerated Procedure Court Proceedings £750 + VAT (ex. disbursements) Court fees also payable at rates fixed by HMCTS. Drafting and service upon tenant of relevant Claim form, Particulars of Claim and drafting witness statement only.
- S8 Standard Court Proceedings £1,500 + VAT (ex. disbursements) Court fees also payable at rates fixed by HMCTS. Drafting and service upon tenant of relevant Claim form, Particulars of Claim, drafting witness statements only.
- First Possession Hearing Attendance £600 + VAT (ex. disbursements) Court fees also payable at rates fixed by HMCTS.
- Document drafting for Shorthold Tenancy Agreement £750 + VAT. Drafting of a standard Assured Shorthold Tenancy Agreement.
- Enforcement for Possessions Orders starting at £400 + VAT plus applicable Court fee and bailiff fee. Drafting all paperwork to enforce an Order of the Court and Evict tenant.
Our prices do not include VAT. VAT rate is currently set at 20%.
For Motoring Cases
We offer a free initial half hour consultation for all criminal and regulatory matters. For Road Traffic Matters, where legal aid may not be available, we offer a fixed fee structure for advice and representation. For trials, special reasons hearings & exceptional hardship applications, we charge a rate of £1,750 plus VAT, more straight forward hearings cost £1,250 plus VAT. These prices exclude disbursements such as expert reports that may be required, barrister’s fees and travel outside our office areas.

Probate
Our price ranges from £1,750 to £45,000 excluding VAT and disbursements. Please note, each circumstance are different, and each case is different. There are a number of factors which can affect the complexity of an estate and the quotation you will be given, including the value and nature of the assets, whether or not there is a will, and the number of beneficiaries.
Our solicitors may charge an hourly rate for time they spend on the administration of an estate and some charge a percentage of the value of the estate. An indication of our hourly rates are available on the government website or my clicking here. These rates are subject to change.
